You will need to take up Bow Hunting!  Quiet and efficient!
I made a hunt in PA in 1976, saw the most deer I ever saw in my life...

Nice looking spread. Hope it works out for you.

It has its pros and cons. I would gain a full basement with the potential for some sort of shop setup like I have in my current house. That's one thing I am going to miss here is the excellent shop I have! When it was built they started with a well and finally they hooked into the city water giving this home two supply sources.
The bad side of it is, up in PA the property tax was KILLER coupled with the type of house we wanted making it hard to buy there. We were having a pretty hard time finding anything decent (move-in condition) up in Delaware and the ones that were in that category had a pretty hefty price and sold in days. You had to be watching all the listing sites like a Hawk and move fast with no wiggle room. Most were sold in 10 days and Delaware is the hottest market around (cheap taxes). This one is still Maryland (sucks for the gun buying, etc...) and has been listed for 64 days already. Had it been in Delaware it's a 5 day house in this condition. The lot is bigger and better than anything we found in Delaware and since it isn't in the city we only have county tax which = real close to Delaware. I would have to say where it sits coupled with the neighbors and development also the nicest area we went into. We only have 7 houses past our driveway to a cul-de-sac.

We signed the offer tonight at 4:30. No doubt our first offer will be shot down, but I hope we can negotiate something that works.

We received a counter offer today. I guess it's time to lob it back into their court  :) The offer, puts it close to our number and my Wife is bent on this house. I don't think backing out is an option now.

Hang tight!  If their counter offer is not sitting well, tell them your offer is where you at!

This is the closest we have gotten after all the crazy crap that went on with the last few. I'm about positive this will be THE ONE.

All in the signing now. My only unknown is how bad it will be during Winter running on Propane  :o

Did the owner say approximately how many gallons per year they use!  Gas can run from under $3.00 and even over $3.50 per gallon.  I try to buy in the off season when pricing is more stable and fill up.  I paid $2.70 this spring, usually August or September has been the best prices here.  I burn 80 to 100 gallons per year, used for heater and stove and also Generator 10K.  The generator can suck some gas down  72 to 80 gallons over 3.5 days of continuous running using Air Conditioning.

I own my own 250 gallon above ground tank.  I have considered possibility of solar panels to add to setup...

They don't put any of that stuff on the data sheets. Nothing was mentioned about the tank being rented. The owners are in North Carolina working the deal from there.

You guys get a Winter down there? I know I'm looking at more usage here for sure.
